Frequently Asked Questions

By Dutch law, landlords can ask for a maximum of two months' rent as a deposit. Most commonly it's one or two months. Always get a written receipt and a move-in inspection report — your deposit must be returned within 14 days of moving out, minus any documented deductions.

You don't need a BSN to sign a lease, but you do need one to open a bank account, get health insurance, and register your address at the municipality. We recommend applying for your BSN shortly after arrival — your landlord or we can guide you through the process.

Most fixed-term leases run 12 months. Short-stay contracts (6 months) exist but are less common. Dutch law also allows indefinite contracts, which offer more security. We'll help you understand which type you're signing before you commit.

Expect to pay the first month's rent, a deposit (typically 1–2 months' rent), and possibly service costs or utility fees on top. Some landlords may ask for an administration fee. We help you understand the full cost breakdown for each property before you commit.

Yes — within five days of moving in, you must register your address at your local municipality (gemeente). You'll need your passport, rental contract, and landlord confirmation. This registration is required for health insurance, banking, and official correspondence.
